The floor is the part of a garden room you are in contact with all day, and the part that decides whether the building feels warm in February.

We specify the whole build-up, not just the surface — what sits under the boards matters more than what you walk on. Supply comes with the building; fitting is arranged on request.

What goes under it matters more

A garden building sits on a base with cold air or cold concrete beneath it. Almost every complaint about a cold garden room is a floor complaint. The order from the bottom up is: a dry, level base, a vapour control layer, insulation between the joists, the deck, then whatever you see.

Get that right and a small heater holds the room through winter. Get it wrong and no amount of heating fixes it, because the heat is going into the ground.

Choosing the surface

Engineered wood — warm underfoot and the best match for a timber building. Stable enough for a room that swings in temperature, which solid boards are not.
Luxury vinyl — hard-wearing, quiet, warm to the touch and forgiving of a wet dog or a bike. The usual answer for a garden office in real use.
Laminate — the cheapest of the three and perfectly good in a dry room, less so anywhere water gets tracked in.
Tile — for a shower room, an entrance strip, or under a wood burner where you want something that does not care.

If you are weighing them up: vinyl for a workshop or a gym, engineered wood for an office or a studio, tile where there is water.

Underfloor heating

It works well in a garden room, and it works best with vinyl or tile above it. It has to be decided before the floor is built, not after — which is the general rule for everything on this page.

The floor finish, with the underlay it needs.
Thresholds and the junction at the door, where cold gets in.

What is not included

Laying it. We design, make and deliver the building with the floor specified; fitting the finish is arranged case by case, on request, and never assumed. Ask, and we will tell you what we can put together for your area.

Where we cannot, we give you the build-up in writing — layers, thicknesses and the order they go in — which is what a local fitter needs and rarely gets.

What it adds

The surface is a modest part of the number; the insulation under it is the part worth paying for, and the part that is hard to change afterwards. What drives the rest is on the prices page.

It depends on the use. Engineered wood feels warm and natural; luxury vinyl and laminate are hard-wearing and easy to keep; tile suits shower rooms. We'll suggest the right one for the room.
