Every plan in our library has a starting price, listed below by range. Each is the plan as drawn, supplied as a kit, including VAT and delivery to mainland England and Wales.
Nothing we make comes off a shelf. Change the plan and the price moves with it, so the figure that counts is the quote for your version.
Each price carries the month it was set.

What a starting price means
The price of the plan as drawn, in its base specification, including VAT, rounded to the nearest £500. Thicker walls, more glazing or a bigger footprint raise it. It is a guide: the written quote for your plan is the figure that counts.
What it includes
Design of your layout, manufacture in solid timber, delivery of the kit to mainland England and Wales, VAT, and a 10-year guarantee. We advise on the base, the assembly and the fit-out for as long as the project takes.
What it does not include
- The base and groundworks
- Assembly
- Electrics and plumbing
- Kitchens and bathrooms
- Insulation beyond the base specification
- Planning and Building Regulations costs

Delivery
The prices include delivery to mainland England and Wales. We deliver across the rest of the UK too, islands included, and to the Isle of Man, the Channel Islands and Europe. There, delivery is quoted case by case, for the address and the size of the kit, and your quote includes it. Nothing is added afterwards.
Glulam houses
Glulam homes vary most with the specification. Treat their starting prices as the roughest guide on this page.
What drives the cost
- Footprint — the single biggest factor. Floor area drives timber, roof, base and delivery together.
- Wall thickness — 28 mm for a store, 44 mm for a garden room, 70–88 mm for year-round use, twin-skin or glulam for a home.
- Insulation — floor, roof and walls, and whether the building needs to hold heat through a winter.
- Glazing and doors — double glazing throughout, and how much of the wall you want to be glass.
- Roof — the covering, the pitch, and whether there is a veranda or terrace under it.
- Internal layout — the number of rooms, and whether any of them need plumbing.
- Delivery — distance, and how much access the lorry has at your end.

Send us a layout and we will price it. If you do not have one yet, sketch it in the floor plan designer — it is free, there is no design fee, and no obligation to go further. Otherwise just tell us what you have in mind.
